The Leonardo Hotel, Manchester
The client
Bowmer & Kirkland, one of the largest construction and development groups in the UK, approached Eurosafe to implement a range of façade and roof access solutions for one of their recent clients, The Leonardo Hotel in Manchester.
The building
The Leonardo Hotel is one of the UK’s most ambitious hotel projects. Designed by Stephenson Studio, it won a design award from the city’s Society of Architects before construction even began. Located near Manchester Piccadilly Station, the unique 110,000 sq. ft. hotel building features 17 external planted tiers focused around the northern end of the building.
Referred to in planning documents as ‘Jenga blocks’, these tiers are filled with trees, shrubs, ferns, grasses, and perennials tailored to suit the microclimate of each space, helping to green the city of Manchester.

The requirement
The client needed access for window cleaning, as well as façade and green roof maintenance. There was also a requirement to provide access between different roof levels and safe access to the rope access points where a parapet isn't present.
The solutions
To meet our client's requirements, a full site survey was undertaken by Eurosafe Solutions Ltd, and a range of bespoke safety systems were specified and installed.
Rope Access Points to the roof perimeter for façade access
Eurosafe's team of workers at height installed rope access anchor points on the building's roof, providing a secure and stable base for carrying out the necessary façade maintenance tasks. Workers can now safely access difficult-to-reach areas while keeping costs low through minimalist equipment requirements. Additionally, these anchor points drastically reduced the time spent moving from one point to another, allowing for faster and more efficient cleaning operations.
Steps and ladders for accessing different roof levels
Eurosafe installed a range of access equipment such as steps and ladders, creating a safer environment for workers to get from one roof level to another. We ensured that the installed roof access systems meet all safety regulations while also providing optimal safety and an easier way to reach otherwise hard-to-reach areas.
Cable systems where there wasn’t a parapet
Rope access points that are not secured by a parapet can pose a significant risk to the health and safety of both the staff carrying out the work and those in the vicinity. To ensure safe access to any such point a traditional ManSafe® cable system was installed in order to protect personnel from falls. This system not only provided a secure and reliable way to access the area but also gave peace of mind to those involved in the project.
